The Vanguard is a marketing brochure created for a premium real estate development in the Greater Toronto Area. I was responsible for the overall visual direction, layout design, image treatment, and information hierarchy. The goal was to present the project’s location advantages and brand value in a clear, compelling, and high‑end way.
Design Goals
Communicate the premium positioning of the development through refined visual language.
Organize a large amount of information (transportation, amenities, schools, lifestyle) into a clean and readable structure.
Support real estate agents by creating a brochure that highlights key selling points within seconds.
Design Approach
Visual Direction — A dark, elegant palette paired with gold accents to reinforce the project’s luxury identity.
Layout System — A grid‑based structure to separate content into clear sections and improve readability.
Image Treatment — Consistent color grading and enhanced clarity to elevate the architectural and lifestyle photography.
Information Hierarchy — Transportation advantages and location highlights were placed in primary visual positions to ensure quick comprehension for potential buyers.
